Land and acreage
How is land valued in Cairns?
Land in Cairns has two kinds of value: the Queensland Government’s statutory land valuation, which sets council rates and land tax, and the market value, which is what a buyer would pay for it today.
What is the government’s land valuation?
The Queensland Government values land across the state for council rates and land tax. The program is overseen by the Valuer-General. (Queensland Government, About land valuations; Queensland Government, Impact on rates and land tax)
- Non-rural land (urban, rural-residential and unzoned) is valued at site value.
- Rural land is valued at unimproved value, as if it were in its natural state.
- Neither includes buildings, houses, sheds, fencing, dams or landscaping. (Queensland Government, Valuing rural vs non-rural land)
Not every area is revalued every year. Cairns Regional Council was not one of the areas in the 2026 valuation program. (Queensland Government, 2026 land valuations)
How do I find my land valuation?
Search by address or by the property ID on your valuation notice using the government’s Find your land valuation tool. Units and duplexes are not valued separately; the body corporate gets one valuation for the land.
How do I object to my land valuation?
You must lodge an objection within 60 days of the issue date on your valuation notice, online or on the paper form. If you disagree with the decision, you can appeal to the Land Court within 60 days of it. (Queensland Government, How to make an objection)
Valid grounds need evidence: sales of comparable land, or physical features and land-use limits that affect value. Median prices, asking prices, the size of the change and the amount of your rates are not valid grounds. (Queensland Government, Grounds of objection)
What is my land worth to a buyer?
Market value is what a buyer would pay today, and it can be very different from the statutory figure. For vacant land and acreage around Cairns, buyers look at:
- Zoning and what you can build, including subdivision potential
- Size, shape, slope and how much of the block is usable
- Flood, bushfire and environmental overlays
- Services: water, sewer or septic, power and NBN
- Road access, outlook and distance to the city and Northern Beaches
- Recent sales of similar blocks nearby
Check overlays on your own block before you set a price. An agent’s appraisal will compare it with recent land sales.

More questions
Is my land valuation what my property would sell for?
No. The government’s land valuation is the value of the land only, set at a past date, for rates and land tax. It leaves out the house and other improvements, so it is not a guide to your sale price.
Can I object because my rates went up?
No. The amount of your rates or land tax is not a valid ground for objection. You need evidence such as comparable sales or features of your land. (Queensland Government, Grounds of objection)
